15 Apartments To Rise Atop Great Wall

I have no problem with this but do wonder how the new floors will be added without closing the restaurant during construction.

New Haven is basically turning into a little New York with developments now starting to get built on top of stores and restaurants all across the city.

At the current pace, downtown New Haven might actually, in some years time, run out of pure surface parking lots on which to place new 5-6 story apartment buildings. But it is going to be a much longer time before we run out of "crappy one or two story buildings that can be turned into 4-6 story apartment buildings." At that point we might start to see a few more "actually tall" buildings, like 360 State (which was prematurely tall and therefore required various subsidies.)

There is a long way to go in this slow moving process of populating downtown.

I would think at some point Downtown would need to have more than a few new high-rise buildings for the amount of people who will be moving into the area in the near future. Especially if the population and the city itself keeps growing at a rapid pace. You have people who loves being in the city, but there's also people who likes living in beautiful tall buildings too. I agree with you that New Haven has a long way to go as a city, but eventually I think New Haven will become another real major city in the northeast. (like Boston)

Quinnchion and Ebsey: I wouldn't hold my breath on New Haven's grand increase. Although many ( since 1638) have hoped the Elm City would rival Boston or New York, such hopes have been for naught. New Haven will always be a modest and quiet "city". Our Puritan forefathers saw to that when they chose a piece of land that lacked a deep water harbor.

Wonderful project by very hard working people. I look forward to the improvements, which look great. Good, market rate stuff for New Haven that will help the tax base.

Atwater, you're right that New Haven will not become another Boston. But it is certainly possible that its population could grow to 150,000; it was more than 160,000 in the mid 20th century.

New Haven will never be a Boston and can only dream of being a New York City. Besides the lack of a deep-water harbor, there is a lack of attitudes that make Boston, Boston and New York City the greatest city on the planet. Both cities have people who are constantly looking to change, grow, fix, fight and challenge things. New Haven is asleep. Period.

But I love the Great Wall and now I know I have to make a few more runs before they close. BBQ Chicken across the street will be a nice distraction. I happen for their enterprise. There is already another tall monstrosity being built along Orange street so unless there are businesses moving here besides a hotel near Ikea I think we'll be ok.

In this future city, I assume we will need more city services like additional police and fire. These are items that will have to be paid for and should be planned for now. A method of charging the new emerging buildings other than taxes should be found.

Observer1, unlike other states, Connecticut does not allow municipalities to charge impact fees (the technical term for what you propose). The one minor exception is that a developer, with the approval of the zoning authority, can choose to make a payment rather than providing the parking required by zoning (CGS § 8-2c). This is a one-time payment, which must be used for specified purposes.
