Local Landlords, Albertus Magnus Expand

An East Rock landlord snapped up three Wooster Square properties, a Shelton Avenue-based landlord expanded his holdings in Newhallville and the Hill, and Albertus Magnus College plunked down $5 million for more student housing, in the city’s latest property transactions.

According to the city property records database, on Aug. 20, Albertus Magnus College purchased the three buildings at 490 Prospect St. from the Overseas Ministries Studies Center (OSMC) for $5 million.

One building in the complex contains 10 residential units across two stories, and was built in 1940, according to the city assessor’s database. One is a single-story commercial building. And one is a two — and-a-half story, 10-unit dormitory built at the turn of the 20th century.

Albertus Magnus College is pleased to announce the purchase of the Overseas Ministries Studies Center (OMSC) complex,” college spokesperson Andrea Kovacs wrote in an Aug. 20 press release, consisting of three buildings located at 490 Prospect Street in New Haven, Connecticut, which will be used for additional student housing, offices, and meeting space.

The purchase coincides with the upcoming arrival of the largest incoming class in the College’s 94-year history. To date, 275 first-year and transfer students are committed to enroll at the College, whose Catholic identity and Dominican heritage are at the core of the values- and liberal arts-based education that prepares graduates for a lifetime of career success and civic engagement.”

According to the press release, OMSC had occupied the complex since 1987. Its mission is to be an incubator for missional imagination and practice,” the press release continues, which aligns with many of the values espoused at Albertus Magnus College. 237 Greene St.

In other recent property sales, East Rock-based landlord Albert Annunziata purchased three Wooster Square buildings containing seven different apartments from Branford-based landlord Lorraine Doyle for a total of $806,000.

On Aug. 16, Annunziata’s holding company Emporio LLC purchased the three-family house at 237 Greene St. from Doyle’s 237 Greene Street LLC for $500,000. The property last sold for $250,000 in 2002. The city last appraised the building as worth $428,900.

Also on Aug. 16., Emporio LLC purchased the two-family house at 73 William St. from Doyle’s 173 – 175 Farren Avenue Associates LLC for $155,000. The property last sold for $140,000 in 2010. The city last appraised the building as worth $228,000.

And on that same day, Emporio LLC also purchased the two-family house at 77 William St. from Doyle’s 77 William Street LLC for $151,000. The property last sold for $142,000 in 2011. The city last appraised the building as worth $214,000.

251 Newhall St.

In Newhallville and the Hill, Lionheart Holdings Group LLC, a holding company owned by Shelton Avenue-based landlord Menahem Lebenhartz, acquired four houses containing six different apartments for nearly $400,000. He also recently acquired a two-family house in the Hill for just over $50,000.

On Aug. 6, Lionheart Holdings Group LLC purchased the two-family house at 836 Congress Ave. from Fannie Mae for $138,066. The property last sold for $160,000 in 2018. The city last appraised the building as worth $153,300.

On Aug. 14, Lionheart Holdings Group LLC purchased the single-family house at 251 Newhall St. from Richard Votto and Bryant Thomas for $110,000. The property last sold for $32,000 in 2010. The city last appraised the building as worth $95,700.

Also on Aug. 14, Lionheart purchased the single-family house at 74 Brewster St. from Votto and Thomas for $98,000. The property last sold for $45,000 in 2013. The city last appraised the building as worth $90,300.

And on June 25, Lionheart purchased the two-family house at 25 – 27 Elizabeth St. for $52,500 from Nina Wallace. The property last sold for $144,000 in 2003. The city last appraised the building as worth $145,400.
