Pike Collects $890K On Wooster Sq. Sales

The large New Haven real-estate empire Pike International sold two Wooster Square houses containing nine different apartments for $890,000, in the city’s latest property transactions.

According to the city land records database, on July 24, Zevulun Associates LLC, a holding company owned by Shmully Hecht of Pike International, sold the six-unit apartment building at 66 William St. and the three-family house at 70 William St. to 66 William LLC, a holding company owned by Alexandra Daum, for $890,000.

Pike acquired the two buildings in 2002 from Susan Frew and Michele Westman through quit claim deeds, according to the land records database. The city last appraised 66 William St. as worth $425,000 and 70 William St. as worth $276,400.

The William Street sales represent Pike’s second major deal in recent months, after selling a vacant former pawn shop on Chapel Street and a commercial-residential building on York Street to Yale for $3.8 million on June 4.

Hecht might need the cash: One of the original benefactors of Hecht’s home base, the Shabtai House (formerly Chai Society) on Orange Street, has sued Hecht’s organization over alleged misapplication of $1.7 million in donations, as reported in this story by the Register’s Ben Lambert.

67 Edgehill Rd.

In other recent property sales, two Prospect Hill single-family houses sold for over $1 million each.

On June 21, Daniela Louise Cammack and David Singh Grewal sold the two-and-a-quarter-story Colonial house at 67 Edgehill Rd. for $1.26 million to Laura Ferry and Justin Driver. Cammack and Grewal purchased the building for $890,000 in 2011, and the city last appraised it as worth $968,400.

On July 11, Thomas Shrader and Alanna Shrader sold the two-and-a-half-story Colonial house at 3 Loomis Pl. to Kaivan Dara Munshi and Soenje Reiche for $1.1 million. The property last sold for $1,088,000 in 2010, and the city last appraised it as worth $1,099,300.

426 Ellsworth Ave.

The local mega-landlord Mandy Management also acquired a total of 16 new apartments across four different buildings in Newhallville, Beaver Hills, and Fair Haven Heights.

On June 28, Real Estate Group XII LLC, a holding company owned by Mandy founder Menachem Gurevitch, purchased the five-unit apartment building at 429 Ellsworth Ave. from NuFound Properties LLC, a holding company owned by Joseph Capuano, for $500,000. The building last sold for 4190,000 in 2003, and the city last appraised it as worth $343,100.

On July 23, Gurevitch’s Real Estate Group XII LLC purchased the single-family house at 21 Pond St. from TWIY Solutions LLC for $83,000. TWIY Solutions bought the building just a month earlier for $54,199, and the city last appraised the building as worth $123,900.

On July 11, ABCD Properties LLC, a holding company owned by the Belgian company Concord Finance, purchased the five-unit apartment complex at 44 Oxford St. from Abe Kaoud for $504,500. The Secretary of the State’s website lists Mandy Management as the agent for ABCD Properties LLC. The building last sold for $320,000 in 2012, and was last appraised by the city as worth $307,900.

And also on July 11, ABCD Properties LLC purchased the single-family house at 526 Ellsworth Ave. from Adwoa Dadzie for $485,000. The property last sold for $385,000 in 2014, and was last appraised by the city as worth $293,700.
