Latest Sales: East Rock Home Buy Tops $1M

94 East Rock Rd.

An East Rock home recently sold for over $1 million — still a rare feat for New Haven residences, even in the East Rock neighborhood’s pricey housing market.

That was one of 35 property transaction records uploaded to the city’s land record database between Oct. 26 and Nov. 2.

On Oct. 30, Radu Constantinescu and Isabela Mares bought the Colonial, single-family East Rock home at 94 East Rock Rd. from Coleen Hellerman for $1,057,000. The property last sold for $875,000 in 2011. The city assessed the property at $822,100 in 2017.

Mares is a political science professor at Yale. Constantinescu is a managing director at J.P. Morgan.

One realtor active in the East Rock market said that a few homes have sold for over $1 million thus far this year. That realtor said that, if an East Rock home like the one on 94 East Rock Rd. sells for less than $1 million, that often means the home needs a fair amount of rehab work.

According to the city assessor’s database, nine New Haven homes sold for over $1 million between 2012 and early 2018. The assessor’s database’s property transaction records are currently updated through Feb. 2018.

All nine of the homes that sold for over $1 million in recent years are in East Rock.

In 2013, the single-family home at 352 Saint Ronan St. sold for $1.325 million. In 2017, the two-family home at 108 Everit St. sold for $1.2 million. In 2016, the single-family home at 145 Everit St. sold for $1.225 million. In 2015, the single-family home at 424 Saint Ronan St. sold for $1.02 million. Also in 2015, the single-family home at 317 Ogden St. sold for $1.195 million.

122 Canner St.

Also in East Rock, Corma O’Dea purchased the Colonial, single-family home at 122 Canner St. from Zachary Pitluck and Beth Roth for $627,000 on Oct. 21. The two-and-a-half story property last sold for $175,000 in 1996. The city last appraised the property at $414,200 in 2017.

312-314 Huntington St.

In Newhallville, Noble Properties LLC, a holding company owned by Scott Luntz, purchased a three-family home at 312 – 314 Huntington St. from James Fleming for $168,000 on Oct. 23. The two-and-three-quarters-story property last sold for $70,000 in 1982. The city appraised the property at $219,500 in 2017.

203 Newhall St.

Also in Newhallville, Nia Blackwell purchased the two-story home at 203 – 205 Newhall St. from Kenneth Blackwell for $136,000 on Oct. 30. The two-story home last sold for $130,000 in 1993. The city appraised the property at $138,400 in 2017.

294 Oliver Rd.

And in Westville, Frank Stellabotte purchased the single-family ranch house at 294 Oliver Rd. from Christine Melnyk and Jurij Dobczansky for $227,500 on Oct. 24. The single-story home last sold for $9,500 in 1979. The city appraised the property at $195,100 in 2017.

At 1020 Forest Rd. in Westville, Jacquelyn Fleisner and Ryan Paxton purchased a single-family ranch house from Greg Miller for $220,000 on Oct. 8. The property last sold for $53,000 in 1974. The city last appraised the property at $272,300.

11 Alden Ave.

On Oct. 23, William Kellett and Nancy Kellett purchased the single-family Colonial home at 11 Alden Ave. from Alexandria Garino for $415,000. The property last sold for $429,900 in 2006. The city last appraised the property at $271,900 in 2017.

1488 Chapel St.

In West River, the Igelsia Pentecostal Unida Hispana Inc. de New Haven, CT purchased the two-and-a-half story brick office building at 1488 Chapel St. from a holding company owned by William Palluotto and Dorothy Palluoto for $200,000 on Oct. 30.

That purchase price is less than half of the $532,600 that the city last appraised the building at in 2017. The West River property last sold for $1 in 1981.

We are looking to put the church there,” said the church’s pastor, Hommy Clemente. He said his congregation, which is based out of a three-story commercial building at 61 Kimberly Ave., currently has around 40 members.

And in Wooster Square, Laurie Paul purchased a two-story condominium at 329 Greene St., Unit 10 from Michele Jordan for $391,000 on Oct. 29. The condo last sold for $420,000 in 2007. The city last appraised the property at $416,300 in 2017.

Also in Wooster Square, Yuval Yardeni purchased a two-story condominium from Mike DiLungo, Jr. and Christopher DiLungo at 120 Wooster St., Unit I for $145,000 on Oct. 25. The condo last sold for $200,000 in 2008. The city last appraised the property at $141,600 in 2007.
