Word On Sherman: Candy Looks Beyond Mandy

Candice ​“Candy” Jones was in her Mama Bear slippers taking her Cavapoo King out for a run around their apartment complex courtyard Tuesday morning while gearing up for a busy day, one that could set her on the path of owning her own apartment complexes.

Jones, 35, has lived in various rental apartments at the seven-unit 268 – 72 Sherman complex since she was 4 years old.

Since November, she has been studying to earn her real estate license.

She dreams of becoming more financially stable by buying and selling properties, operating some of them on her own, ​“not living paycheck to paycheck.”

“People get tired of renting,” she said during a conversation on the ​“Word on the Street” segment of WNHH FM’s ​“LoveBabz LoveTalk” program.

“I’ve always been in the mindset of being a business owner and working for myself,” she said.

Jones has watched a succession of owners manage her complex in different ways. The family first paid rent to John and Marilyn Diduca, a couple who lived on Central Avenue and invested in properties citywide. Candice said her mother was friends with them. The Diducas bought the complex out of foreclosure from First Constitution Bank. An out-of-town partnership bought the complex in 2005. It in turn sold the property in 2020 to a limited liability corporation controlled by Mandy Management, which operates the complex today.

“I learned not to be slack,” Jones said. ​“Everybody handles stuff differently.”

Her goal would be to treat tenants the way she herself chooses to live, she said.

She in particular would like to help veterans. During a rough stretch, she for a while frequented soup kitchens, where she met veterans who were financially struggling and appeared unaware of loan programs that would enable them to obtain secure housing.

“They sacrificed their lives. They came back and didn’t have anything,” Jones said. ​“I’m gonna help them out.”

Later Tuesday, on her way to work, Jones reported that she had fallen one point shy of passing the exam. She’s already preparing to take it again; her plan’s in place.
